McDonald’s Flagship Restaurant

Watermark was privileged to be a part of the design team, bringing to life the new image of the Rock n’ Roll McDonald’s into the modern, environmentally friendly, flagship restaurant striving to be the first LEED Platinum McDonald’s restaurant in the world. Located at Clark and Ontario in the River North neighborhood of Chicago, this site was designed to incorporate permeable pavers throughout the site, 70+ trees and extensive landscaping, a solar powered pergola, and a pedestrian friendly experience across the development. All of this was accomplished while still meeting McDonald’s criteria for their double drive thru layout and overall customer experience rooted in convenience. Our relationship with McDonald’s spans over several decades and is the perfect example of how we like to do business: Enduring partnerships built on trust where our client’s vision is our mission.

Mercedes Benz of St. Charles

This approximately 8-acre site had many hurdles that needed to be crossed before design could even begin.  Watermark had been involved on this property for over 9 years with 4 different developers before the owner was finally successful in developing it into a high-end auto dealership.  Governmental agreements with KDOT and the City of St. Charles created unique issues that needed to be dealt with during the approval process.  Significant roadway improvements were phased in order to move this project forward during a very depressed economy at the time (2009 to 2010).  An existing detention/retention facility that served over 300 acres of upstream land area was modified to provide the storage for this development.  Ingress/egress easement and adjacent property agreements were forged in order to maximize buildable areas and access to surrounding properties.  With all of the approvals in place, construction was finally able begin and now members of the community are able to visit a fantastic Mercedes dealership in the City of St. Charles.

This project was all about bringing new life to a tired and dated commercial development through strategic community and business partnerships. Overgrown landscaping, ineffective signage, restricted visibility, and challenging access had, over time, diminished what was once a vibrant and busy shopping area. Together with our client and the City of Geneva, we were able to restore the beauty and vitality of this center, attracting new high-quality tenants, enhancing the amenities of the community, and generating increased revenue for the businesses and for the City of Geneva.

This project was a fantastic opportunity to listen and learn from a client and a business model that was new to us. The objective was simple: take a good car wash, and with minimal cost, disruption, and delay, make it a great one. To make this happen, the team relied on our expertise in commercial engineering design and our unique ability to ask strategic questions that matter to our clients. The end result was a high quality, budget conscious design ultimately leading to a small business success story. Once constructed it didn’t take long for the elevated customer experience to be felt by those using the wash, and as a result, business has taken off exponentially. This is a great example of why we love doing what we do!

Watermark was retained as a member of the development team which sought to bring a much-needed pharmacy and convenience store to this rapidly growing residential area.  Watermark led the efforts to gain the necessary approvals from the City of St. Charles for the development.  Because the development was located within a residential area, careful site, landscape, and lighting designs were required. Watermark helped create a plan to allow the business to be successful while remaining sensitive to the surrounding community.

Prairie Market

This 151-acre retail (118 acres) and residential (33 acres) development was transformed from a corn field to a major retail center for the region.  Significant IDOT permitting was necessary for roadway improvements (3 major full access points) and traffic signals (3).  Stormwater storage was handled by a regional stormwater management facility owned and maintained by the Park District.  Watermark was the lead consultant coordinating the land development related issues for this first-time developer, from concept through completion.  The retail portion of the project included numerous outlots, which are now home to a range of different users including banks, retail strip centers, restaurants and an automotive center.
